For more than 30 years Shelterfield and its affiliates have offered a progressive range of real estate services to bankers, lawyers, developers, real estate investors, school districts, taxing authorities, and other government agencies. Current Research Area: Sound Barrier Walls

We are expanding our stigma-related research to include sound barrier walls (also known as sound barriers, noise barriers, noise barrier walls or noise reduction walls). Though little data exists regarding the short- or long-term effects that these walls, and related sound barrier easements, have on property values, this is often a point of contention in condemnation appraisals. Various government entities have claimed that the privacy and safety that noise barriers provide balances any potential negative value effects caused by their construction or design. Our preliminary research suggests otherwise. Owners of residential properties situated near sound barriers commonly complain of elevated and unacceptable noise levels during construction, view restriction, feelings of confinement, loss of air circulation, loss of natural light and lack of appropriate maintenance. Whether the negative conditions created by the barriers are actual or merely perceived is irrelevant, as both the objective and subjective decisions of buyers affect residential values.
